Project story

Mace, the renowned Tier 1 main contractor was appointed by leading international property developer, Caudwell, to bring their vision of a super-prime residential development to life. The 1 Mayfair project, located in the heart of London, was set to be the epitome of luxury living Mayfair.

As the construction manager for the scheme, Mace was responsible for overseeing the entire construction process, from delivering the shell & core to the façade packages and communal fit-out spaces. The exciting project featured 29 private residences, designed to complement the surrounding area with stone facades and traditional external detailing.

With five basement levels, and nine additional above group storeys, the building was designed to provide residents access to an array of world-class facilities including private gyms, swimming pools, spas, roof terraces, a landscaped central courtyard, and basement car parking.

The opportunity

  • Mace as the client requested planning & scheduling support for the development of the integrated master programme. The programme needed to account for the complex design, logistics, and interfaces between trade contractors. It also needed to align with the project QA process for effective progress monitoring. 
  • The client was also open to exploring innovative solutions to help plan and actively manage the works. 


The solution

  • Initially CMR worked with Mace to establish a detailed procurement and preconstruction programme for shell & core packages; integrating client interfaces & associated processes for tender submissions, evaluations & contract award. 
  • CMR then assisted in the integration of the facade works within the master programme. This involved detailed sequence reviews for over seventeen different elevations. 
  • CMR also helped develop system by system MEP roadmaps and subsequently integrated the programme with the client’s QA and production controls process; working with subcontractors to define quality sign offs in line with the programme strategy. This integration helped form a solid basis for monitoring & verifying progress against baseline. 
  • The site team also fed into programme workshops and detailed 4D sequence plans. 4D was used to help de-risk and agree common sequences within the programme such as the facade build up and sequencing within cores & risers. 4D was also used to demonstrate sequencing in complex areas such as party wall interfaces & plant rooms.  
  • Temporary works geometry was added to the 4D model to visualize site logistics such as cranes, hoists, site access/egress, accommodation, scaffolding & demarcation of access. A context model of surrounding roads and buildings was also added to aid visualization of party wall logistics. 
  • 4D snapshots and lookaheads were also used during site inductions and contractor prestart meetings to help provide an overview of programme strategy & short term lookaheads. 
  • CMR also supported the production of progress reports, particularly the trend analysis used to report trade productivity and progress forecasts.

The impact

  • The integration of the programme with the QA process allowed the team to monitor progress with confidence and make informed decisions to address risks, issues and maintain momentum.
  • 4D plans helped visually convey the programme to all stakeholders, ensuring sequences were clear and easily understood.
